Final Phase Group LLC provides independent owner's representation, third-party construction management, project coordination, field support, quality control, project documentation, punch-list management, progress reporting, and project closeout support.

2. No Automatic Service Agreement

Submitting a contact form, requesting an estimate, requesting a walkthrough, or otherwise communicating with Final Phase Group LLC through this website does not automatically create a client relationship or binding service agreement.

Services will begin only after the applicable scope of services, responsibilities, fees, and project terms have been agreed upon between Final Phase Group LLC and the client.

3. Owner's Representation

Final Phase Group LLC may provide owner's representation services on behalf of property owners, developers, property managers, or other authorized clients.

These services may include field walkthroughs, contractor coordination, progress monitoring, quality-control observations, issue tracking, project reporting, punch-list management, and closeout coordination.

Final Phase Group LLC acts only within the authority and scope granted by the applicable client agreement.

4. Third-Party Construction Management

Final Phase Group LLC provides third-party construction management and project support services and may assist clients with scheduling, coordination, documentation, project tracking, contractor communication, field oversight, and project closeout.

The specific responsibilities of Final Phase Group LLC will be established in the applicable proposal, work order, or service agreement.

5. No Self-Performed Trade Work

Unless expressly agreed in writing and legally authorized, Final Phase Group LLC does not act as the project's general contractor or subcontractor and does not self-perform electrical, plumbing, HVAC, structural, architectural, engineering, or other regulated trade work.

Construction means, methods, sequencing, site safety, code compliance, workmanship, and trade-specific responsibilities remain the responsibility of the applicable contractors, subcontractors, consultants, or other responsible parties.

6. Contractors and Third Parties

Projects may involve independent general contractors, subcontractors, vendors, architects, engineers, property managers, building personnel, consultants, and other third parties.

Unless otherwise agreed in writing, Final Phase Group LLC does not control the means and methods used by independent contractors and is not responsible for their personnel, licensing, insurance, safety procedures, or contractual obligations.

7. Field Walkthroughs and Observations

Walkthroughs, punch lists, photographs, trackers, reports, and observations prepared by Final Phase Group LLC reflect conditions reasonably observable at the time of the site visit.

These services do not constitute architectural, engineering, structural, environmental, code-compliance, or special inspections unless specifically agreed upon and performed by appropriately qualified professionals.

8. Project Reporting

Final Phase Group LLC may provide photographs, project trackers, status reports, progress updates, punch lists, completion records, and other documentation as part of its services.

Project reports are intended to assist the client with project management and decision-making and do not constitute warranties or guarantees of construction work performed by third parties.

9. Estimates, Pricing, and Scheduling

Any preliminary estimate, proposed fee, schedule, timeline, or anticipated completion date may be subject to change based on project conditions, site access, scope modifications, contractor performance, client requests, or other circumstances.
